For buyers, that means there can be more opportunities to compare homes, neighborhoods, condition, and price rather than feeling like you have to make an immediate decision.

But your interest rate is only one part of the financial picture.
When you're looking at a home, you also need to consider:
Purchase price + interest rate + taxes + insurance + HOA fees + maintenance + closing costs = your actual housing expense.
A home that looks affordable based solely on its list price may have a very different monthly cost once everything is included.
That's why we encourage buyers to look at the entire picture rather than getting fixated on one number.
And if rates change in the future, refinancing may or may not make sense depending on the circumstances. The important thing is to make sure the home itself works for your budget today.
What About Selling Before the Holidays?
This is the question we hear a lot once fall arrives.
“Should we sell now, or should we wait until next year?”
Again, there isn't a universal answer.
For some homeowners, selling before the holidays may make sense because of a job change, relocation, a growing family, an investment decision, or simply because they're ready for something different.
For others, waiting may make more sense.
The important thing is to understand what your home could realistically sell for today and what you would likely walk away with.
That's where a current market analysis can be helpful.
Your home's value isn't determined by what your neighbor's house sold for three years ago—or by what you spent on your kitchen renovation.
It's based on what buyers are willing to pay for a home like yours in the current market.

2. Figure out what you would actually net from a sale.
The sale price isn't the same thing as the amount you put in your bank account.
3. Make a list of repairs and improvements.
Knowing what matters before you spend money can save you from making unnecessary improvements.
4. Start watching the competition.
Look at homes similar to yours that are currently for sale. What do they offer? How are they priced?
5. Think about where you're going next.
Selling one house and buying another involves two sides of the equation. Planning both at the same time can make the process much smoother.
What If You're Thinking About Buying in Fort Worth?
If you're a buyer, you don't necessarily need to rush into the market.
Instead, get prepared.
Know your budget. Talk with a lender. Understand your monthly payment. Identify the neighborhoods that fit your lifestyle. And start watching homes before you're ready to write an offer.
